Where exactly is Borgo Santa Maria located? +

Borgo Santa Maria is in Via dei Pini, Monteleone d’Orvieto (TR), Umbria, on the Tuscan border. GPS coordinates: 42.9817° N, 12.0410° E. Key distances: 25 minutes from Orvieto, 25 minutes from Lake Trasimeno, 1 hour from Rome Fiumicino airport, 1h15 from Florence, 30 minutes from Perugia. The Fabro exit on the A1 motorway is 15 minutes from the hamlet.

Does the agriturismo have a pool, sauna and jacuzzi? +

Yes. Borgo Santa Maria has an outdoor pool, a Finnish sauna and a wood-heated outdoor jacuzzi. The pool is included in the stay and is open from mid-April to late October. Sauna and jacuzzi are available on request with a small surcharge (the sauna takes about two hours to heat; the jacuzzi is wood-fired): book the day before. Available year-round.

How many people can the agriturismo accommodate? +

The hamlet sleeps up to 47 guests distributed across 10 restored stone houses (plus 2 event halls), ranging from 35 to 90 m² each. Accommodations vary from couples’ apartments (2 people) to family houses (8 people). For groups seeking exclusivity, the entire hamlet can be booked from €2,300/night.

Is it suitable for weddings and private events? +

Yes. Sala Cappuccina (60 m², up to 35 guests) and Locanda delle Rose (50 m², 30 guests, with kitchen) are spaces dedicated to receptions, civil ceremonies and meetings. Combined they seat 65 (up to 80 standing). The entire hamlet can be reserved exclusively for weddings up to 47 overnight guests. The civil ceremony can take place in the garden or under the park pergola. We provide a list of recommended local vendors: catering, wedding planners, florists, photographers, music.

Are pets allowed? +

Yes, pets are welcome. Flat additional cleaning fee: €30 (one-time, not per night). We have an ample park, woodland walking trails and a dedicated shaded area. Please mention your pet at booking and respect our rules (dogs on leash in common areas, not allowed in the pool or event halls).

How much does a night at Borgo Santa Maria cost? +

Prices start from €115/night (Scuderia, 4 people), €120/night for apartments for 4 (Limonaia, Forno), €165/night for houses up to 7 (Volte, Gallo Nero), €235-245/night for Loggia and Meridiana (8 people). The entire hamlet starts at €2,300/night (low season, 2-night minimum). All rates include final cleaning, linens, Wi-Fi, parking and access to the pool, park and sport facilities. Sauna and jacuzzi are available on request with a small surcharge.

How do I get there from Rome or Florence? +

By car: A1 Fabro exit (15 min from the hamlet) from both Rome and Florence. By train: Chiusi-Chianciano station (20 min, served by Rome and Florence high-speed trains) or Orvieto (30 min). From Rome Fiumicino airport about 1h30 by car. Private transfers available on request — contact us in advance for arrangements.

How does renting the entire hamlet work? +

Exclusive use of the hamlet reserves all 10 stone houses (47 overnight guests) plus the 2 event halls for a single group. Pricing starts at €2,300/night in low season, with a 2-night minimum. The exclusive rate includes pool, park, sport facilities, Wi-Fi, parking and final cleaning. Sauna, jacuzzi and cooking classes remain on request with a surcharge. It’s the most chosen format for weddings (up to 80 reception guests), family reunions, corporate retreats and multi-day celebrations.

Where is the wedding ceremony held at the hamlet? +

The civil ceremony can be held in the garden (under the pines, with cypress backdrop) or under the covered park pergola (sheltered in case of rain). The Comune of Monteleone d’Orvieto can officiate on-site by prior arrangement. For a symbolic ceremony there are no location limits in the hamlet: pool at sunset, panoramic terrace, stone path. For a religious ceremony the nearby churches of Monteleone d’Orvieto are used (5 minutes away). We coordinate logistics with your wedding planner or with one of our recommended partners.

Is wedding catering included? +

No, catering is separate. We work with a curated list of Umbrian and Tuscan catering partners specialised in hamlet weddings: regional cuisine, DOP products from Trasimeno and Orvieto area, Orvieto Classico DOC and Vino Nobile di Montepulciano wines. On request we provide quotes for three price tiers (essential / classic / gourmet starred). The Locanda delle Rose has an equipped kitchen that your chef or caterer can use. Possibility of private chef in-house for small dinners (up to 30 guests). External caterers of your choice are welcome.

Is it suitable for corporate retreats and team building? +

Yes. The hamlet offers two separate meeting rooms: Sala Cappuccina (60 m², up to 25 in conference layout, 30 in U-shape) and Locanda delle Rose (50 m², 25 seated with attached kitchen for coffee breaks). Broadband Wi-Fi throughout the hamlet, screens and projectors on request, flip charts. For outdoor team building: football pitch, bocce, e-bike trails, calisthenics in the park. Optimal capacity: 20-47 participants. The 10 independent houses allow alternating plenary sessions with breakout work. On request: corporate dinners, cooking workshops as team building, airport transfers.

Can yoga retreats and holistic getaways be organised? +

Yes, regularly. The covered pergola in the park (shaded, with terracotta floor) is ideal for morning yoga sessions. In case of rain or wind, the Sala Cappuccina is used (60 m², exposed beams). Optimal capacity: 15-30 participants. For vegetarian or vegan kitchen, Locanda delle Rose is available with an equipped kitchen; we can arrange an in-house vegetarian cook or host yours. Quiet spots scattered through the park for individual meditation, paths in the surrounding woods for mindful walks. Sauna and jacuzzi (on request, with surcharge) integrate well into holistic packages.

Is there parking? How many cars? +

Yes, free parking included within the hamlet. Capacity for 20+ cars in individual stay mode, up to 40+ for weddings and receptions (using adjacent areas). Dedicated spots a few metres from each house. Campers, minibuses and coaches can park by prior arrangement. Internal gravel roads are accessible to all vehicles. E-bike charging station available; for electric cars, Schuko outlet in the house (request at booking).

Is there Wi-Fi in all the houses? +

Yes. Free Wi-Fi covers the whole hamlet: the 10 houses, the event halls, the park and the pool. Fibre connection with speed sufficient for smart working, video calls and HD streaming. For business meetings with critical needs, a dedicated wired (Ethernet) connection in the event halls can be arranged on request. Good 4G/5G mobile coverage (Vodafone, TIM, Iliad, WindTre). Borgo Santa Maria is a smart-working friendly destination according to guests who have worked from here.

Do the houses have a kitchen? What's included? +

Yes, every house has a complete independent kitchen: gas hob, fridge, sink, dishwasher (in 8 of 10 houses), microwave, kettle, coffee maker, all the cookware and utensils (pots, pans, cutlery, glasses, cutting boards, knives). Oven in all main houses. Fireplace or wood stove in many houses (Loggia, Volte, Gallo Nero, Fienile, Limonaia). Traditional Umbrian masonry kitchens, some with decorative tiles. For groceries: small market in Monteleone d’Orvieto (5 min), Conad supermarket in Fabro (10 min).

What languages do you speak? +

The hamlet’s staff speak fluent Italian and English. Good knowledge of French and Spanish; basic knowledge of German and Dutch for welcome and practical directions. For international weddings or multilingual groups we can coordinate professional interpreters. The website is available in 4 languages (IT, EN, DE, NL) and all email/WhatsApp communications can be in English. The list of partner vendors (catering, photographers, wedding planners) includes professionals who regularly work with international clients.

Are children welcome? +

Yes, very. The hamlet is a natural playground of three hectares: no roads, no risk, farm animals to meet, fruit picking in the organic garden, pool with shallow zone for children. We provide cot + high chair on request (€30 per stay). Houses have extra beds and sofa-beds for extended families. The quietest rooms for naps are on the ground floor. For weddings and receptions with children, we can arrange a babysitting space with qualified educators (on quote). The nearest paediatric on-call is at Orvieto hospital (25 min).

What's the minimum stay? +

Standard minimum stay is 2 nights for individual houses. For entire-hamlet rental the minimum is 3 nights (in high season 4 or 7 nights, by arrangement). In low season (November-March, excluding bank holidays and festivities) we accept 1-night stays subject to availability — great for an extended weekend. For weddings and receptions the minimum is 2 nights (Friday-Sunday) to allow setup, event and unhurried check-out. Long stays (over 7 nights) get a 5-10% discount in low season: contact us for a personalised quote.

What time are check-in and check-out? +

Check-in from 4pm, check-out by 10am on the day of departure. Check-in always includes a guided tour of the hamlet with the host: we show you the houses, the pool, the park, the event halls and tell the story of the place. For early arrivals or late departures luggage storage is free. Late check-out (until noon) possible on request based on subsequent bookings. Is the hamlet accessible to people with reduced mobility? +

Partially. The Fienile house is fully step-free: ground-level entrance, walk-in shower, ground-floor double bedroom. Limonaia, Forno and Scuderia also have an accessible ground floor (with a few small steps at entry). The park is flat, navigable by wheelchair on terracotta and compact gravel paths. The pool has a handrail ladder (no lift). The event halls (Sala Cappuccina and Locanda delle Rose) are accessible from the main courtyard.
