Borgo Santa Maria can be booked exclusively for groups up to 47 overnight guests: 10 restored stone houses, 2 event halls offered as a single package (Cappuccina + Locanda delle Rose), pool, ample park. From €2,100/night midweek, from €2,500 at weekends and from €2,100 per day for week-long stays: these are starting rates, and the price depends on how large the group is. Exclusive use is not compulsory, though: a group can also book only some of the houses, from €115 per night each, knowing there will be other guests in the hamlet and that the shared halls are then paid separately (€350 the first day, €250 from the second), whereas exclusive use includes them. The spa — sauna and jacuzzi — is always an extra. Ideal for weddings, family reunions, corporate retreats and multi-day celebrations.

Weddings
Civil ceremony in the garden or under the park pergola. Reception in the combined Sala Cappuccina + Locanda delle Rose package. Forty-seven overnight guests sleep in the houses.
Family reunions
Three generations in ten houses. Each unit has its own house, its own privacy, its own bathroom. But everyone meets at the table — under the park pergola.
Corporate retreats
Two separate meeting halls (Sala Cappuccina and Locanda delle Rose), Wi-Fi throughout, open spaces for team building. Bocce, volleyball, e-bike, sauna as breaks. The best way to make people talk to each other after they have only been writing on Teams.
Milestone birthdays
Fifty. Sixty. Seventy. Numbers worth celebrating with everyone. Extended family in ten houses, dinner in Sala Cappuccina, a long weekend that becomes a memory.
Group weeks
Seven days with the hamlet closed to the world: yoga and meditation retreats under the covered pergola, but also walking weeks, art cities, wineries and cooking. Two ready-made programmes to mix as you like, and a dedicated rate from €2,100 per day for seven nights. We have written a dedicated guide with every activity.
Private dinners & culinary
Locanda delle Rose hosts guest chefs, tasting dinners, food events. Thirty seated, Umbrian wines from our cellars.

There are two ways to come, and it is worth knowing which is yours from the start: the difference is not only the price, it is what surrounds you.
The whole hamlet is yours
No other guests: the ten houses, the pool, the park and the sports facilities stay with your group for the whole stay.

Only the houses you need
Take two, three, five houses and pay for those. It costs far less, but there are other guests in the hamlet: pool, park and shared spaces are shared.

- ·No minimum group size: you book it like an ordinary holiday
