Corporate retreats in Umbria
the practical guide.
Two separate meeting rooms. Fibre Wi-Fi. Forty-seven people in ten independent houses. Three hundred kilometres from Rome, a world away from the office.
Borgo Santa Maria hosts corporate retreats, leadership off-sites and team building for groups of up to 47 resident participants, with extended capacity in daytime plenary. Two separate meeting rooms (Sala Cappuccina 60 m², Locanda delle Rose 50 m²) allow plenary and parallel group work. Fibre Wi-Fi throughout. Optimal capacity 20-47 participants. Exclusive rate from €2,100/night midweek, from €2,500 at weekends, 3-night minimum in high and mid season, 2 in low season, with the two halls already included: for a group of 30 that is roughly €78 per participant per day with meeting rooms and cleaning included. The best windows are September-November and February-April, midweek, when the whole hamlet is available. We invoice the company: 30% deposit, balance within 40 days of the invoice — that is, after the event. Every house has a kitchen and the shared spaces are fitted for cooking: the cook is engaged separately, indicatively from €20 per participant.

The bill,
per participant.
A corporate budget gets approved per head, not per night. Here the figure is already divided: two midweek nights on exclusive use, the two-hall package and the final cleaning included. Only travel and meals sit outside it.
| Participants | Total, 2 nights | Per participant | Per participant per day |
|---|---|---|---|
| 15 | from €4700 | from €313 | from €157 |
| 20 | from €4700 | from €235 | from €118 |
| 25 | from €4700 | from €188 | from €94 |
| 30 | from €4700 | from €157 | from €78 |
| 40 | from €4700 | from €118 | from €59 |
| 47 | from €4700 | from €100 | from €50 |
These are starting rates, VAT included, and they apply midweek, which is when companies travel. For forty people a two-day off-site works out at under sixty euros per head per day for venue, meeting rooms and accommodation — compare that with a conference hotel.

What HR teams ask
before booking.
What does a corporate off-site cost per person?
For two midweek nights on exclusive use, with the two-hall package and final cleaning included, the total starts at €4,700: roughly €78 per participant per day for 30 people, €59 for 40 and €118 for 20. Travel and meals are extra. All figures include VAT.
What meeting rooms are there, and how many people fit?
Two separate meeting halls: Sala Cappuccina (60 m², up to 25 conference-style and 30 in a U-shape) and Locanda delle Rose (50 m², 25 seated, with an adjoining kitchen for coffee breaks). Combined they make 110 m², configurable for theatre 85, conference 45, U-shape 50 or classroom 45. Screens, projectors and flip charts on request. The ten independent houses make it easy to alternate plenaries with breakout work.
Do you invoice the company?
Yes. We invoice the company directly (VAT 01452550559) with a 30% deposit on confirmation and the balance within 40 days of the invoice — that is, after the event.
Will the connection hold up for meetings and video calls?
Yes. Fibre Wi-Fi throughout the hamlet — in the ten houses, the event halls, the park and by the pool — fast enough for video calls and HD streaming. For business-critical sessions a dedicated wired connection can be arranged in the halls. Mobile 4G/5G coverage is good on all the main networks.
Can we book for the day only, without staying overnight?
No. The minimum for exclusive use is three nights in high and mid season and two in low season: we do not rent the venue for a single day without an overnight stay. A group that does not want exclusive use can, however, book only the houses it needs and add the halls separately, at €350 for the first day and €250 from the second.
Who does the cooking?
The company engages the cook directly and we make the introduction: as an agriturismo we cannot supply catering ourselves. Indicatively from €20 per participant, vegetarian and vegan included. Every house has its own kitchen and both shared halls have fitted spaces. Cooking alongside the chef is itself one of the most requested team-building activities.
When is the best time for an off-site?
Midweek, September to November and February to April: the hamlet is empty, the rate is the lowest of the year and the halls are always free. It is also the easiest window in which to get the whole hamlet on exclusive use at short notice.
